One thing most here don't seem to know is that you cannot get a homeowners policy on rental property. The landlord has to live on the property and have it be his primary residence to get a homeowners policy. Otherwise, rental properties get a separate fire policy and a separate liability policy unless it is a large apartment building then they can get a package. Dog bite liability policies can be purchased by an individual who owns a dog but does not own the property but it is expensive and they even add additional premium "if your dog ever leaves the property" so if you ever take your dog anywhere (and who doesn't) then you have to get the more expensive one. Premiums are based on breed. I got an estimate for just Raina since I take her out to trials etc and it was almost $2000. If I kept her at home only it was a little over $1000. My homeowners policy excludes dog bites specifically so it's all on my liability as the dog owner to get dog liability separately. I spent many years as an insurance agent and got to know insurance companies pretty well. They are in it for the money.
